What to Know Before Installing a Backyard Storage Shed in Toronto

Writer: Mia ZhangMia Zhang

Installing a backyard storage shed is a great way to create additional space for tools, equipment, and seasonal items. However, before starting your project, it’s important to ensure compliance with Toronto-specific regulations and follow best practices for a smooth installation.

Before purchasing or building a shed, verify Toronto’s zoning laws and building codes. A building permit is not required if the shed meets these conditions:

  • Size: 15 square meters (161 sq. ft.) or less.

  • Height: Single-storey structure.

  • Attachment: Not attached to any other building.

  • Plumbing: No plumbing installations.

Additionally, keep in mind setback rules:

  • The shed must be at least 0.3m (1 ft.) from the rear lot line and 0.6m (2 ft.) from side lot lines.

  • Total coverage of all accessory structures should not exceed 10% of your lot area.

  • The maximum shed height allowed is 3.5m (11.5 ft.).

Selecting the perfect location for your shed is crucial for compliance and usability. Consider the following:

  • Flat, Level Ground: Avoid low-lying areas prone to water accumulation.

  • Setback Compliance: Maintain the required distances from fences, neighbors, and existing structures.

  • Proximity to Utilities: Call Ontario One Call (1-800-400-2255) before digging to check for underground utility lines.

  • Accessibility: Ensure the shed is easily reachable and positioned for proper ventilation.

A stable foundation prevents shifting and damage. Popular foundation options include:

  • Concrete slab (durable, long-term stability).

  • Gravel pad (affordable, great for drainage).

  • Wood base (for small sheds, needs maintenance).

Protect your shed from the elements and potential theft:

  • Install gutters and downspouts for rain runoff.

  • Use weatherproof sealants to protect from snow/moisture.

  • Secure shed with locks and motion-sensor lights

Note: Always verify with the City of Toronto's Building Division or use the Toronto Building Permit Portal to check for any updated regulations.
